Start with the outside of your home, better known as your curb appeal. Take a fresh look at the outside of your house from a street view. What jumps out at you? What would've-been-eye-catching characteristics seem to fade into the background?
Acknowledging this assists us in determining what we can do to attract buyers from the street and into your house. If your home's exterior isn't inviting with retouched paint and blooming greenery we'll need to address those as well. Refer to the Curb Appeal Checklist and add dollars to your home's final selling price.

Make Yourself at Home...
Could a buyer picture themselves hanging out in your living space, unwinding in your reading nook or getting work done in your home office? I want your Open House to welcome buyers and offer them a sense of ease. I'll help you achieve this by suggesting changes that highlight the features of your property.
I'll tell you get rid of items that give the look of clutter. Tabletops should be clutter-free. Arts and crafts, souvenirs, family photos, and refrigerator drawings should get moved out of sight. You need to give mass appeal to the house so buyers can see it as their new home.
Every room gets a once-over. Enhancements that directly affect your dollars include fixable like furniture pieces that should be removed, rooms that need fresh paint, carpet that needs to be steamed, fixtures that need polishing, and windows that need cleaning.
I'll ensure your home is likable and that it's inviting, steering clear of "offensive" or "can't-work-with" colors on the walls and furniture. And if the house is empty, you can consider borrowing furniture. The goal is for your home to look ready to live in as opposed to cold and empty.

Setting the Stage
In the short time that your house will be on the market, we want to capture buyers' attention.
Dark rooms can be a real mood killer, so we will do things like part the curtains and create light where needed to invite the buyer inside. Together we will enhance the mood of the home with enjoyable music to listen to while guests experience your home and ensure a nice aroma flows from every area. We will incorporate cozy-looking bedspreads, and pillows on your sofa and bed. Buyers should feel like your current home has the potential to be.
